Fewer sales, but a higher-priced mix.

Teton County MLS areas 1–10 recorded 43 condo and townhome sales through midyear 2026, down 25% year over year. The reported average sale price increased 16% to $2.02 million.

The source attributes the higher average partly to a greater share of higher-priced units. This is another example of composition affecting an average even when transaction volume falls.

Ownership context

Compare the association as carefully as the unit.

A condo or townhome purchase includes both the residence and a set of shared obligations. Review declarations, bylaws, budgets, reserve information, insurance responsibilities, assessments, litigation and use restrictions with qualified professionals.

Monthly cost is only the beginning

HOA dues may cover different combinations of exterior maintenance, landscaping, snow removal, insurance, amenities and utilities. Two similarly priced units can therefore produce different ownership budgets.

Location changes the comparison

In-town units, resort-oriented properties and attached homes in residential neighborhoods serve different buyers and uses. Rental rules, parking, storage, management, renovation limitations and seasonal occupancy can affect value and fit.

Pending sales are not closed sales

The report listed 18 units under contract at midyear, twice the prior-year count. Pending activity can suggest improving momentum, but contracts can change or fail to close.
