Use these questions as a starting point and check details against the property, current records and qualified local advice.
Make the house work while you are away
Start with a local contact who can enter the property when a system fails. Document shutoff locations, alarm contacts, service accounts and the path for reaching you. Set a recurring inspection schedule, including visits after major storms or extended outages.
Budget beyond the mortgage
Include utilities kept active between visits, heating, insurance, snow removal, landscaping, cleaning, repairs and caretaker visits. Association dues and restrictions may also affect how the home is used. Model recurring costs in the second-home planner before committing.
Your next step
Before purchase, ask for service records, insurance terms, association documents and a list of contractors who already know the property.
